A roof inspection tells you what's really up there—before you buy, after a storm, or when you're not sure what you've got. We climb your roof, check the decking, flashing, and shingles, and give you a clear report.
You can't see what matters from the ground. Granule loss, missing shingles, rusted flashing, soft decking under the shingles—these things kill a roof long before it leaks into your house. By then the damage is expensive. An inspection catches it early.
If you're buying a home in Fort Worth, Arlington, or Keller, the inspector's report on a 1950s or 1960s ranch tells you whether the roof has five years left or fifteen. That changes what you offer. If a storm just rolled through, we inspect for hail and wind damage that insurance might otherwise deny. If you've got a roof that's been up there through several North Texas spring seasons, you need to know if it's still doing its job.
Not a photo from the ground. We're on your roof checking pitch, orientation, and surface condition. We look for cracks, blisters, curling, granule loss, and anything the weather has compromised.
Flashing around vents, chimneys, and skylights is where leaks start. We check whether it's sealed right, rusted, or coming loose. We look at the ridge cap and the valleys. We check for soft spots in the decking under the shingles.
Bad drainage rots decking and fascia. We look at gutter attachment, sagging, rust, and whether water is running where it should.
Photos, condition of each section, remaining life estimate, and what needs attention now versus what you can watch. If you need it for insurance or a sale, the report is clear and carries weight.
