The biggest factors are square footage and what we find when we strip the old roof. A 1,500-square-foot home costs less than a 3,000-square-foot one, but two homes the same size can have different prices if one has two layers to remove and the other has three. We do our own tear-offs instead of using subs, which keeps labor costs down and lets us see exactly what needs replacing underneath.
Pitch matters. A steep roof takes longer and costs more labor than a flat one. Material choice is next: asphalt shingles cost less than metal, but metal lasts longer and handles hail better. In North Texas, hail-resistant shingles or metal roofing can lower your homeowner's insurance and protect you from the next storm.
New gutters add to the total. Seamless gutters and guards prevent ice dams and water damage, especially on older homes in neighborhoods like Overton Park and Wedgwood where the roofs have seen decades of weather. If you're selling, a solid roof and working gutters change what buyers will pay and what lenders will approve.
